Buyers:

• Accompany Buyers to all Real Estate Appointments, such as: Showings, Home Inspections, Walk through, and Closings.
• Keep Buyers' information confidential unless authorized to disclose.
• Will not sell any property to the buyer, rather help the buyer purchase the best property for them.
• Research the subject property, do a market analyses and help by interpreting the data to determine the proper selling price.
• Write and present the offer with the buyers intentions and wishes in mind.
• Negotiate in favor of the buyer for the best price and terms.
• Renegotiate after the Home Inspection, if necessary.
• Advise Buyers on what to do after an unfavorable Home Inspection.
• Coordinate timelines and paperwork to ensure a smooth closing.
• Review Purchase and Sales document and work closely with the buyers' Attorney.
• For New Construction: Review specifications and advise Buyers, accompany buyers on initial Builder's meeting, and follow up by visiting the site periodically and updating the buyers to ensure a timely closing.
• Accompany the buyers on walk through and resolve any problems that arise.
• Accompany the buyers to the closing and review Settlement Papers.

Sellers:

• Keep Sellers' information confidential unless authorized to disclose.
• All buyers will who present offers will have pre-approval status.
• Research the subject property, do a market analyses and help by interpreting the data to determine the proper marketing price.
• Write and present the offer with the sellers intentions and wishes in mind.
• Negotiate in favor of the seler for the best price and terms.
• Help the seller renegotiate after the Home Inspection, if necessary.
• Advise Sellers on what to do when issues come up.
• Coordinate timelines and paperwork to ensure a smooth closing.
• Review Purchase and Sales document and work closely with the sellers' Attorney.
• Assist the sellers with any problems that arise during the walk through.
• Explain closing obligations.
• Represent the sellers at the closing and review Settlement Papers.

To protect the interest of our Buyer Clients, if a buyer client wishes to purchase a property listed with HomeTeamAdvantEdge Co., the buyer client will be offered representation from a buyer agent outside the Home Team AdvantEdge Company.
