Four Reasons Why You Should Have a Home Inspection Prior To Signing a Purchase and Sales Agreement:

As a home buyer, you will not be required to have a home inspection.  However, a thorough home inspection can reduce your risks of discovering problems in the home after after you move in. 

  1. Although a home buyer may have received a seller's property disclosure form, the buyer needs to do his own due diligence to discover if there are any issues with the home.  A home inspector will point out major defects and anything that should be improved to prevent problems in the future.
  2. The home inspector is a professional.  The buyer would have the word of someone who knows, in writing, to go back to the seller if there is a need for renegotiations.
  3. The buyer will receive a professional unbiased opinion of the home's condition, which will help in the purchase decision.
  4. Although many home inspectors are not contractors, they are aware of going rates for many repairs.  The home buyer will have a good sense for how much it will cost him/her to bring the house to the condition acceptable to the buyer and, if need be, how much to ask of the seller to contribute
