Five Reasons to retain a Real Estate Attorney:
The purchase or sale of real estate, whether residential or income producing, can be the largest and most important financial transaction you may ever make.
- Choosing an experienced real estate attorney to fully protect your interest is the first step in insuring the successful completion of that transaction. Remember: Only your attorney protects your legal rights.
- Buying or selling a property can be a difficult and detailed process. Your process, from signing the offer, negotiating a Purchase and Sales Agreement, Inspection of the property, and Mortgage approval-commitment and closing. Your attorney will be available to answer questions and to protect your interests.
- Select an attorney whose practice emphasizes real estate and is willing to travel anywhere to represent you. It is possible to select an attorney who may also represent the lender, saving time and money.
- Prior to closing, the lender's attorney must conduct a title search on the property you are purchasing. This insures that you are obtaining clear record marketable title with no surprise at the time of closing.
- Retain an attorney who is not only a skilled practitioner in real estate law, but one who is familiar with the local laws and ordinances pertaining to: rent control, taxes, exemptions, zoning, condominium conversions and abatements. Knowledge of local procedures can greatly expedite the process.
David Lebwith
Is a partner in the law firm of The Law Offices of Frank & Lebwith, P.C. The company specializes in all aspects of residential and commercial real estate. A large concentration of his practice involves representing lenders, buyers and sellers at closings. He also focuses on drafting and negotiating Purchase and Sale Agreements, acquisitions and sales of residential and commercial subdivisions. Prior to joining his partner, David was the in-house councel for a large real estate company. In addition to his legal duties, he has built several subdivisions, which included approximately 300 homes plus construction and installation of all roadways. David graduated cum laude from Clark University in 1986 with a B.A. degree in psychology and also in 1989 from Brooklyn Law School with a J.D. degree.
